Bet you’ve never done this! Transwestern’s Asset Services team in Denver, led by Director of Engineering Randy Adrian, successfully replaced cooling systems at Granite Tower, one of the most iconic office properties in downtown Denver. The project, conducted in collaboration with Haynes Mechanical Systems and summarized in this short video, was completed on behalf of KBS and the Block 95 Condominium Association.
The team embarked on this highly technical project to update aging essential equipment on the roof of the 31-story, 593,527-square-foot Class A office property. The 40-year-old cooling towers and fluid coolers were well past their life expectancy of 20 years and served the entire block’s 1900-ton cooling needs, including critical operation rooms, IT closets and 24/7 data centers.
Because a lift of this capacity had never been performed in downtown Denver, the team worked closely with the Federal Aviation Administration and the Denver Police Department to establish protocol. As planned, a helicopter spent 75 minutes in flight removing and replacing approximately 100,000 pounds of equipment, including three cooling tower cells and two new fluid coolers. The project also included installation of new variable frequency drives, new valving, and an upgrade to the building automation system. An impressive feat!
